If you're looking to start a career in real estate, obtaining your real estate license in Ontario is the first step. Becoming a licensed real estate agent allows you to represent buyers and sellers, negotiate deals, and build a rewarding career in the industry. Below, we outline the step-by-step process, as well as key dos and don’ts to help you get started.
Step 1: Meet the Basic Requirements
Before you can begin the licensing process, you must:
- Be at least 18 years old
- Have a high school diploma or equivalent
- Be a resident of Canada
- Have legal authorization to work in Canada
Step 2: Complete the Pre-Licensing Education
To become a licensed real estate agent in Ontario, you must complete the Real Estate Salesperson Program, which is administered by Humber College on behalf of the Real Estate Council of Ontario (RECO). This program consists of three phases:
- Pre-Registration Phase – Complete mandatory courses and exams to gain foundational knowledge about real estate transactions and laws.
- Registration Phase – Apply for registration with RECO and become employed by a registered brokerage.
- Post-Registration Phase – Complete additional courses during your first two years as a licensed agent.
Step 3: Register with the Real Estate Council of Ontario (RECO)
After completing the pre-registration courses, you need to:
- Find a registered real estate brokerage to work under
- Submit your application to RECO within 12 months of completing your coursework
- Pay the applicable registration fees
Step 4: Begin Your Career as a Real Estate Agent
Once registered, you can start practicing as a real estate salesperson under your chosen brokerage. At this stage, networking, marketing, and ongoing education are crucial to building your business and growing your client base.
What to Do and What to Avoid
What to Do:
Choose a reputable brokerage that provides training, mentorship, and support. Build a strong network by attending industry events and staying active in your community. Develop marketing skills through social media, websites, and traditional marketing. Continue learning through RECO-approved education and industry seminars. Maintain ethical standards and follow all RECO regulations.
What Not to Do:
Do not delay your RECO application. Avoid working without a brokerage. Never engage in unethical or misleading practices. Do not neglect client relationships, as long-term success depends on trust, communication, and professionalism.
